CRITERIA
Property Sourcing:
Beach Hill Capital Partners acts as a principal and solicits transactions from both principals and the real estate brokerage community. Property submittals are tracked by a formal registration system. Properties are registered upon receipt of detailed property information, including comprehensive asset information. Brokers must have the owner’s authorization to submit property information.
Investment Programs:
I. Market Rate Investments:
Residential multifamily/commercial institutionally owned or private held real estate. Will consider properties for condominium conversion, but assets should have some inherent condominium value (i.e. high-rise, mid-rise, views, or in a restricted community). Properties should be 15 years of age or less. May consider properties that are older, have been well maintained and/or have substantial renovations within the last five years. This should include structural and support systems as well as a cosmetic renovation.
II. REO Investments:
Institutional grade or private Real Estate Owned portfolios. Class A, B or C multifamily, office, or retail properties that have stabilized income, or have market related occupancy problems, require completion of construction, or require capital investments to return to market grade. Older properties may be considered, provided they can be brought into conformance with current design, code, systems and toxic mitigation standards.
III. Non-performing/Performing Loans/Assets:
Distressed or troubled properties and debt. Can include single assets or pools. Assets should be multifamily, office or retail. Will consider performing and non-performing loans. Residential assets can be partially completed, and can be fractured condominiums. Debt should be first position.
Geographic Areas: Properties should be located in Florida, Arizona, Nevada, Georgia, California, North & South Carolina, Louisiana, and Northeast USA. Will consider other assets grouped with the above areas.
Investments Size: Typical investments should range between $10 million to $300 million.
